Dubai property purchase costs: what to include in your budget
The advertised property price is only one part of the purchase budget. Charges depend on the transaction, financing and contract, so request an itemised estimate for your exact purchase before reserving.

Registration and transaction charges
Include applicable Dubai Land Department registration charges and any administration, trustee, certificate or project-registration charges relevant to your transaction. Use the current official service information and confirm who pays each item in writing. Do not assume an advertised waiver covers every charge.
Brokerage and professional support
Ask for the brokerage fee and applicable taxes, where relevant, in writing. Add any professional advice, inspection or conveyancing support you choose to obtain. Distinguish optional services from charges required to complete the purchase.
Financing costs if you borrow
Request the lender’s written illustration, including arrangement fees, valuation, applicable registration, insurance and repayment terms. Compare the whole cost and payment obligations rather than the initial rate alone. Financing approval and terms depend on the lender and applicant.
Handover and move-in expenses
Allow for utility connections or deposits, furnishing, moving, snagging support and any costs specified in the contract. For an off-plan unit, confirm the handover balance and the procedure for inspection and completion documents.
Ongoing ownership costs
Budget for service charges, cooling, utilities, insurance and maintenance as applicable. If you intend to let the home, include management costs, vacancy and repairs. Keep a reserve for unexpected expenses instead of treating gross rent as net income.
Ask for a written total
Request a dated, unit-specific cost sheet showing the property price, every fee, payment dates, exclusions and incentive conditions. Current charges and responsibility for payment should be confirmed with the relevant provider and the transaction documents.
Reference: Official information. Project availability, costs and delivery terms must be confirmed for your chosen unit.
